THE STANDARD TIMELINE (BEST CASE)
Days 1–3: Inspection period opens
Days 4–7: Inspection report delivered; buyer reviews
Days 8–10: Repair negotiations; concessions agreed
Days 11–15: Loan appraisal completed
Days 16–20: Appraisal review; clear to close issued
Days 21–25: Final walkthrough, title review, funding approved
Days 26–30: Closing scheduled, documents signed, funds wired

Total: 30 days (assumes no surprises, experienced appraiser, clean title)

INSPECTION & APPRAISAL: THE REAL TIMELINE
Appraisal is the single biggest delay factor on the Eastside—takes 10–21 days, not 5. Reasons: backlog of orders, appraiser schedules, specialized areas (waterfront, hillside soils concerns), recent comps research.

Inspection + repair negotiation = 7–14 days alone if material findings exist.

Sewer scope on pre-2000 homes (common Eastside inventory): add 5–7 days for ordering + findings review.

TITLE & LEGAL DELAYS (THE SURPRISES)
